Located in Friston, close to East Dean village and just four miles from Eastbourne, The Cottage at Friston Down is perfectly positioned to enjoy the delights of the Sussex coast and countryside.

A three-bedroom annexe to an impressive country house, this short stay accommodation is a gem of a find, full of character and furnished to a high standard throughout. With a peaceful atmosphere and set in glorious gardens, this country cottage with pool (open in summer months/shared access) is the perfect escape after a long day.
While adjoined to the main house, the holiday accommodation enjoys complete independence, with a private entrance and your own patio area overlooking the main garden. The friendly owners are happy to provide assistance when required.
On the ground floor of the property is a large living room with plenty of comfy seating, a 50" SMART TV with Sky Q+ package, DVD player, stereo and French doors providing a fantastic view of the expansive gardens.
The country style kitchen-diner includes a wall-mounted TV, double oven, dishwasher, fridge, freezer and microwave, and all the utensils self catering accommodation needs to feel like home from home. A separate utility room houses a washing machine and tumble dryer.
There are two bedrooms on this ground level - one double, the other twin - and a bathroom with bath and walk in shower. While not wheelchair adapted, the access through the lounge patio doors and these ground floor facilities make this an option for guests with mobility restrictions.
The spacious master bedroom is set on the first floor and has amazing views over the South Downs, plus a super kingsize bed. Across the landing is the second bathroom - again with a separate bath, walk in shower and a bidet.
A cot bed is available on request. WiFi is provided, as with all our holiday cottages, plus linen and towels (bring your own beach towels). There is generous parking on the gravel driveway.
The beach is within easy access, there are many quaint villages nearby, and a wealth of interesting historical and cultural attractions to visit. And if you’re looking for a bigger social scene, Eastbourne is only four miles away and Brighton is just a bus ride or drive away with its cosmopolitan cafes, shops and nightlife.

“Perfection”
The home is so comfortably furnished, the kitchen is kitted out as well as my kitchen at home and games, books, music, TVs, docking stations and a great wifi connection all contributed to making our stay so very perfect. The Cottage at Friston Down is a peaceful and perfect location for exploring the South Downs yet Eastbourne is a short drive away. I would unreservedly recommend this home to anyone looking for a short term let.
“Beautiful House in a lovely part of England”
There's a washing machine, dishwasher and a microwave. Plenty of pots, pans, dishes, plates, glasses, bowls, cutlery, utensils etc. There are also lots of games, books, magazines and dvds to keep you occupied in the evenings.
The garden is beautiful with a swimming pool and a large field to play and rest.

We thoroughly enjoyed our stay at Friston Down cottage. The accommodation itself was beautifully kept, spacious enough for 5 people and superbly appointed. The grounds are also stunning (all maintained by the owners themselves) and are great for children like ours to run around in. Using the pool and other games facilities was ideal and very practical for a young family with energetic and curious children. Phil and Carolyn made themselves available to help out and advise whenever needed (they lent us a booster seat) and were caring and knowledgeable without being intrusive. All in all we found this to be a fantastic venue, superbly located with pretty much every facility you could need. It was ideal for our family (ages ranging from 2 - 72) and the hosts were engaging and accommodating. I can't recommend this highly enough!
Paradise in East Sussex! What a stunning location! The house is perfect, fantastically well-equipped and spotlessly clean. Lots of thoughtful touches, plentiful towels, comfortable beds and lovely garden area. Phil and Carolyn are wonderful hosts - extremely welcoming and very kind - making sure that we were settled and happy. To top it all, there is the wonderful heated swimming pool! We were very sad to leave and will definitely be booking in for another stay.
"Still Wonderful"
This is our second time staying at Friston Down, and we love it more than ever. Phil and Carolyn are wonderful hosts, friendly and thoughtful. The cottage is comfortable, well appointed, and the setting, tranquil and relaxing. The view over the Downs towards the sea is second to none. The sheep are just a bonus.
Lovely place, great location.
The property is set in wonderful grounds and is perfectly located to explore the South Downs (all points east and west). It is comfortable and very well fitted out - indoor pursuits are plenty (games, satellite TV etc.). Property owners - lovely people and very helpful.
Excellent cottage, great location, stunning views
A very comfortable cottage set in a large garden with outstanding views across the South Downs. An ideal location for walking/cycling holidays exploring the downs plus just a 5 minute drive to the coast. A fully-equipped kitchen, plenty of space for all the family including our two little ones, many thanks to the owner Phil for the stair gate. A perfect week.
This property does not accept pets. Smoking is not permitted.
There is a week-long minimum stay and bookings run from Saturday to Saturday in peak season, although flexible arrival days may be possible out of season.
Costs include the weekly rent, a £30 booking fee and a returnable £500 security deposit. To book requires an immediate, non-refundable deposit of £200 per week booked (booking fee and a portion of the rent) and then the balance, including the security deposit, is due by no later than six weeks before your arrival. For stays of three weeks or more, you may be asked to pay a higher security deposit and/or booking deposit.
The checkout time is 10am on the day of departure – a fine may be applied if you do not leave on time. Please leave the property in good order – dispose of rubbish in external bins and wash up any pots/dishes or place in the dishwasher and switch on before you leave. If the accommodation is left in an unreasonable state, requiring deep cleaning, the cost for this will be deducted from your security deposit.
The security deposit will be returned to you within 1-2 weeks of your departure, minus any deduction for damage, loss or excessive cleaning required.
The property can only be used for the maximum number shown on the booking correspondence. It must not be used for improper, illegal or immoral purposes. Guests must not sub-let the property and must not change, add, move or remove any items of furniture, furnishings or structures inside or outside. Guests must not cause (nor allow any visitors to cause) any nuisance, annoyance or disturbance to neighbours, the property owner or the property owner’s agent.
