High-quality holiday rentals in Sussex with stunning sea views and vistas of the South Downs are few and far between, particularly those large enough to accommodate bigger groups. Downs View is a luxurious East Sussex holiday cottage, offering spacious, stylish, and family-friendly self-catering accommodation.
This townhouse spans three floors and features four beautifully designed bedrooms, comfortably sleeping up to six adults. Additionally, with a fold-out single bed for a child and a toddler bed, it can host up to eight guests.
There are a variety of areas to relax, whether you want to spend time together or find your own space. There are lounges on both the ground and first floors, each with comfortable seating and smart TVs, making them ideal spots for unwinding.
The raised ground floor boasts high ceilings, creating an airy, peaceful atmosphere. The front living is bathed in natural light courtesy of the large windows, with a sofa, armchair, and colorful beanbag positioned by the fireplace.
The separate dining room, featuring French doors that open to the rear garden, is perfect for family meals. It’s equipped with a table and benches for a sociable dining experience.
The kitchen is a standout feature, offering a modern, well-equipped space that makes self-catering a breeze. It includes an induction hob, oven, microwave, fridge-freezer, dishwasher, washing machine and Nespresso coffee machine. Take a seat around the kitchen island to enjoy a coffee or tea while chatting about the day’s adventures or planning tomorrow’s activities.
Sliding patio doors lead to a private, enclosed garden at the rear, where you’ll find decking, comfortable outdoor seating, plus lush plants and trees offering shade and a natural setting for relaxation.
There is also a stylishly designed downstairs cloakroom for convenience.
Two bedrooms are located on this floor: one with a single bed and a fold-out bed for a child, and another with a single bed and an extra mini bed for a young child (suitable for those up to 5 years old).
The top floor houses a magnificent master bedroom with sweeping views over the South Downs, with even a glimpse of the sea. This bedroom features a superking-size bed, a chaise longue, and ample storage. It’s sure to be the subject of some friendly competition among guests!
The second-floor family bathroom offers an indulgent experience, with a standalone bathtub and a large walk-in shower. The fourth bedroom is also on this level with a king-size bed.
Set in Eastbourne’s historic Old Town, Downs View is just minutes from Gildredge Park, the Lamb Inn (a 12th-century pub), Picasso Express (our favourite pizza place), and Waitrose. It’s only a short 15-minute stroll to the central Eastbourne, seafront, the Pier, and train station with direct connections to London, Gatwick Airport, Brighton, Ashford International and more. Old Town offers a more relaxed, authentic Eastbourne vibe, away from the typical tourist hustle and bustle.
For golf lovers, the property is very close to two top-quality pay-and-play courses: The Royal Eastbourne and Eastbourne Downs golf clubs.
Nearby, you’ll find the breathtaking South Downs National Park, with iconic spots like Beachy Head and the Seven Sisters cliffs. The surrounding area also offers picturesque walks, charming country pubs, and the opportunity for outdoor adventures in East Dean, Willingdon and Friston.
Brighton is only 20 miles away, easily accessible by bus, while the historic town of Lewes is a short 20-minute train ride, offering bookshops, cafes, and its famous castle. To the east, explore the wide, unspoiled beaches of Pevensey Bay or head inland to Battle, a key site in England's history, marked by the Battle of Hastings in 1066.

Minimum age of lead guest 25+. Smoking, pets and parties are not permitted.
There is a week-long minimum stay in peak season, although flexible arrival days may be possible out of season.
Costs include the weekly rent, a £30 booking fee and a returnable £500 security deposit. To book requires an immediate, non-refundable deposit of £200 per week booked (booking fee and a portion of the rent) and then the balance, including the security deposit, is due by no later than six weeks before your arrival. For stays of three weeks or more, you may be asked to pay a higher security deposit.
The checkout time is 10am on the morning of departure – a fine may be applied if you do not leave on time. Please leave the property in good order – dispose of rubbish in external bins and wash up any pots/dishes before you depart. If the accommodation is left in an unreasonably messy or dirty state, requiring deep cleaning, the cost for this will be deducted from your security deposit.
The security deposit will be returned to you within 1-2 weeks of your departure, minus any deduction for damage, loss or excessive cleaning required.
The property can only be used for the maximum number shown on the booking correspondence. It must not be used for improper, illegal or immoral purposes. Guests must not sub-let the property and must not change, add, move or remove any items of furniture, furnishings or structures inside or outside. Guests must not cause (nor allow any visitors to cause) any nuisance, annoyance or disturbance to neighbours, the property owner or the property owner’s agent.
