Riverbank Cottage is a beautiful detached property which provides luxury South Downs accommodation.

The property is situated moments from the centre of Alfriston village in the heart of the South Downs National Park and offers easy access to the town, the South Downs and with Eastbourne and Brighton close by.

The property has wonderful outdoor space with a large patio terrace and dining area and a large private garden for you to enjoy.

The property sleeps up to six guests in total across three bedrooms and a well behaved adult spayed/neutered dog will be considered (£50 supplement applies).

There are three comfortable bedrooms – one is a double, one is a twin, and the master bedroom can be set up as a kingsize or with twin beds, and boasts an ensuite shower room.

In the living rooms, with two comfortable sofas next to the patio doors leading out onto the terrace, there is a large Smart TV and board games. There are also Smart TVs in the dining area and master bedroom so nobody has to miss their favourite shows.

Enjoy the spacious country kitchen-diner, with the whole range of appliances including oven, grill, dishwasher, washer-dryer, fridge, freezer, gas hob, kettle, Nespresso coffee machine, microwave and toaster, plus pots, pans and utensils.

The dining table extended to seat up to 10.

The family bathroom is huge with two sinks and a bidet, plus a large bath with shower attachment.

There is also a downstairs cloakroom.

There are three sets of outside furniture with table and chairs for outside relaxation and enjoyment, including on the large terrace overlooking the beautiful green pastures and riverbanks.

There is parking for two cars on the gravel driveway. Free WiFi is also included and linen and towels will be provided and for guests staying longer than a week additional linen will be supplied.

Fabulous spacious and newly decorated property, just a couple of minutes walk to the centre of the village with a wonderful selection of eateries and shops.
Owners could not have been more helpful and the property amenities were superb.
Lovely terrace and amazing countryside views with woodland and downs walks on your doorstep.
Would highly recommend and our family will definitely return.

Met 5 volwassenen hebben we een leuke tijd gehad. Het huis heeft een fantastisch uitzicht op het heuvellandschap en de rivier. Het huis is net en schoon en comfortabel ingericht. De grote woonkeuken is van alle gemakken voorzien. Ook fijn dat er twee badkamers aanwezig zijn. De eigenaren communiceren zeer uitgebreid en snel. In het huis ligt een map met een uitgebreide uitleg over alle apparatuur en enkele huishoudelijke zaken. Het huis ligt zeer dichtbij het oude en sfeervolle centrum van Alfriston en vanuit het huis wandel je zo de natuur in. Kortom een locatie wat zeer de moeite waard is.

Awesome in Alfriston.
This cottage (which is actually quite a spacious house) is beautifully positioned at the bottom of a tiny lane overlooking the small river and the Downs. There is next to no passing traffic but it's a one minute walk up the hill to Alfriston central which is delightful. There are four pubs in the space of 200 metres. We ate in The George a couple of times. There's also tea rooms and a little shop that takes you back in time. We walked over the South Downs to Jevington for lunch in the Eight Bells which is always good. The views are breathtaking and our dog loved it too. Seaford is only 10 minutes away which is a pleasant seaside town with a nice promenade. The cottage itself has a sizeable master bedroom with a decent ensuite and the family bathroom is enormous with a jacuzzi bath. Everything is provided that you would ever need.

Smoking is not permitted. Minimum age of lead guest is 30+.

There is a week-long minimum stay and bookings run from Friday to Friday in peak season, although flexible arrival days and short breaks may be possible out of season.

Dogs are considered on a selective basis and, if approved, a supplement will apply. Please contact Exclusively Eastbourne to discuss your pet if you wish to bring them. Any pet given permission to come must not be allowed on the beds or furniture or left in the property alone. They must only use a pet bed and pet bowls that you bring with you. You will be expected to clean up after your pet and are liable for any damage it causes. Please bring a separate towel for your dog to wipe muddy / sandy paws before entering the cottage.

Costs include the weekly rent, a £30 booking fee and a returnable £500 security deposit. To book requires an immediate, non-refundable deposit of £200 per week booked (booking fee and a portion of the rent) and then the balance, including the security deposit, is due by no later than six weeks before your arrival. For stays of three weeks or more, you may be asked to pay a higher security deposit. The security deposit will be returned to you within 1-2 weeks of your departure, minus any deduction for damage, loss or excessive cleaning required.

The checkout time is 10am on the day of departure – a fine may be applied if you do not leave on time. Please leave the property in good order – dispose of rubbish in external bins and wash up any pots/dishes or load into the dishwasher and switch on. If the accommodation is left in an unreasonable state, requiring deep cleaning, the cost for this will be deducted from your security deposit.

The property can only be used for the maximum number shown on the booking correspondence. It must not be used for improper, illegal or immoral purposes. Guests must not sub-let the property and must not change, add, move or remove any items of furniture, furnishings or structures inside or outside. Guests must not cause (nor allow any visitors to cause) any nuisance, annoyance or disturbance to neighbours, the property owner or the property owner’s agent. Strictly no smoking throughout the house.
