Looking for Sussex holiday cottages with character, style and a beautiful location?   Little Friston Lodge is a fully furnished country cottage with an idyllic setting and luxurious touches throughout.

Located in Friston, close to East Dean village and handily situated between Brighton and Eastbourne with all the delights of the South Downs Park literally on its doorstep.

A two-bedroom annexe to a majestic country house, this self catering accommodation offers character and style.  With a peaceful atmosphere and set in glorious gardens, this serviced accommodation is perfect for those who love the outdoors. There is direct access to rural pathways from the gardens and even a store room for bikes.

Sussex holiday cottages with idyllic views

While adjoined to the main house, the country cottage enjoys complete independence. You have a private entrance to the lodge and your own patio area overlooking the forests of Friston. The friendly owners are happy to provide assistance when required.

Private access leads to an inner hallway with boot rack and downstairs toilet. An open-plan living space with patio doors leads to a private terrace with table and chairs enjoying majestic countryside views.

The kitchen area is fully equipped for self catering, with all the utensils you’ll need, plus washing machine, double oven, fridge freezer, microwave and a Tassimo coffee machine (you can buy pods in most supermarkets).

The comfortable lounge boasts a handsome wood-burning stove (logs provided), a  Smart TV, iPod docking station and a Sonos WiFi speaker. The dining table is placed by the French doors, offering you the perfect opportunity to drink in the views while you eat.

The living room leads to another hallway with a staircase rising to the first floor where there are are two bedrooms. The master bedroom has a kingsize bed and an ensuite bathroom with glorious views over the hills. The second bedroom is usually a twin, but can be set up as a kingsize if two couples are sharing. There is also a spacious family shower room.

WiFi is provided, plus all towels and linen, as with all our short term rentals.  There is also private parking for two cars off-road directly outside.

The beach is within easy access and there are also many quaint villages nearby. There is a wealth of interesting historical and cultural attractions to visit in the local areas.  And if you’re looking for a bigger social scene, Eastbourne is only four miles away and Brighton is just a bus ride or easy drive away with its cosmopolitan cafes, shops and nightlife.

"Traumhaft schön! (Fantastically beautiful)"

In wunderschöner Landschaft nur einen Katzensprung von der Steilküste mit den Seven Sisters entfernt liegt dieses tolle Anwesen mit herrlichem Ausblick von der Gartenterrasse über den Friston Forrest in die downs. Amanda und Keith sind perfekte Gastgeber und haben uns mehr als freundlich empfangen. Die Wohnung ist dem Haus entsprechend stilvoll und mit Geschmack eingerichtet und es fehlte wirklich an nichts. Wir haben uns sehr wohl gefühlt und kommen gerne wieder!!!

English translation: In a beautiful landscape just a stone's throw from the cliffs with the Seven Sisters away is this great property with stunning views from the garden terrace on the Friston Forest in the downs. Amanda and Keith are perfect hosts and have more than welcomed us. The apartment is the house stylish and tastefully decorated and really lacked nothing. We felt very comfortable and will gladly come back!

"Wunderbarer Urlaub in herrlicher Umgebung!"
Wir haben 10 wunderschöne Tage hier in der Little Friston Lodge verlebt.
Das Haus ist sehr liebevoll im englischen Stil eingerichtet und hat eine sehr hochwertige Einrichtung. Schicke, moderne Küche, Sonos-Lautsprecher für Musikgenuss über das schnelle Internet, TV und DVD für regnerische Tage, gemütliche Schlafzimmer mit dicken, weichen Matratzen (mag für viele etwas zu weich sein) und helle Bäder.
Das Beste ist allerdings der wunderschöne Garten mit einem atemberaubenden Blick in die englische Landschaft. Viele Sitzgelegenheiten bieten Platz zum Essen, Faulenzen, Lesen oder einfach nur zum Landschaft genießen.

We spent 10 wonderful days here at Little Friston Lodge.
The house is very lovingly furnished in English style and has a very high quality interior. Chic, modern kitchen, Sonos speakers for music enjoyment via the fast internet, TV and DVD for rainy days, cozy bedrooms with thick, soft mattresses and bright bathrooms.
The best thing is the beautiful garden with a breathtaking view of the English countryside. Plenty of seating provides space for dining, lounging, reading or just enjoying the scenery.
We have done a lot. Visits to Eastbourne, the small town of East Dean, Brighton or Seaford, beautiful "walks" (we could not say hikes, otherwise our daughter strikes directly) across the meadows and along the cliffs, or just down to the village pub. The "Tiger Inn" is highly recommended. A unique ambience (outside and inside), delicious beer (tip: Harvey's!) And good, traditional "pub food".
A big thank you to our landlords Amanda & Keith. You were so nice and warm! Just great hosts, the guests with help and advice. The welcome basket with a selection of delicious things was lovingly put together. It was all in all like vacation with friends. We will gladly come back sometime!
Wir haben viel unternommen. Besuche in Eastbourne, dem kleinen Ort East Dean, Brighton oder Seaford, schöne "Spaziergänge" (Wanderungen durften wir nicht sagen, sonst hat unsere Tochter direkt gestreikt) über die Wiesen und an den Klippen entlang, oder einfach nur zum Pub ins Dorf hinunter. Das "Tiger Inn" ist sehr empfehlenswert. Ein einzigartiges Ambiente (draußen und drinnen), leckeres Bier (Tip: Harvey's!) und gutes, traditionelles "Pub-Food".
Ein großes Dankeschön an unsere Vermieter Amanda & Keith. Ihr wart so nett und herzlich! Einfach tolle Gastgeber, die mit Rat und Tat Gästen zur Seite stehen. Auch das Willkommenskörbchen mit einer Auswahl an leckeren Sachen war liebevoll zusammengestellt. Es war alles in allem wie Urlaub bei Freunden. Gerne kommen wir irgendwann wieder !

"What a view!"
What a great place to spend a week on the South Downs. The apartment is fully equipped with everything you need even a bottle of Prosecco! Great walks out the back patio, head out the road and there stand The Seven Sister just a easy walk to the sea. The wood stove and all the logs you can burn adds much to the ambiance, not to mention warmth, of the place. And that view out the back, changing every minute every day. See if you can find the caulk horse. Just a great place in every way.

I stayed at this wonderful cottage for a week. It is located on several major walking paths and has amazing views of the Friston Forest and the White Horse. The furnishings are high-end and very comfortable, and the hosts are warm and welcoming. It's a perfect rural retreat but on the Jevington Road which means it's very easy to reach by car and by bus. Walk to The Tiger in East Dean and, if you're feeling fit, to Birling Gap.

“This is an amazing location on the edge of the Friston Forest"
It’s a perfect jumping off point for walks on the Downs. You can see the White Horse from the back windows. All the furnishings are high end and the bed was very comfortable. The hosts were extremely responsive and helpful. We really appreciated the generous welcome basket upon arrival!

"Fantastic in every respect"
I cannot recommend this location highly enough. Well equipped Lodge with wonderful views and a magnificent garden. Very hospitable hosts in Amanda and Keith and their two gorgeous dogs. We did not want to leave and cannot wait to return to explore more of this beautiful part of Sussex.

We had a wonderful stay at Friston Lodge.House and garden are more than beautiful and absolutely perfect equipped. The place is an excellent location for walks in the downs and at the seaside as well as for visiting gardens, castles etc..Amanda and Keith were very kind and helpful hosts.We would like to return soon.

Great English style, very well equipped, warm and cosy, great surroundings, and... an amazing view!! And the huge garden, more than you can dream of!
Our son, 10 years, loved it as well.

"Probably the best Airbnb we've stayed in"
Great location, amazing walks from the foot of the garden, superb views, quiet road at night, good local pub (Tiger Inn), high spec all round, lovely fireplace, brilliant garden for the kids to run around in. Top notch home from home.
This is a beautifully appointed cottage in idyllic grounds, with views over the South Downs to die for. We were a little nervous as it was our first break since lockdown. But we needn't have been, as the cottage was spotlessly clean, and with a safe check-in procedure. We stayed for a week, walked locally and drove around. East Dean is a lovely little village with a pub, café and Thai restaurant. It also had an interesting Wednesday market with local produce and crafts. The owners, Keiith and Amanda, were friendly and helpful. There were three of us staying, but there would have been plenty of room for four. All in all a wonderful place to stay. Thank you.

Fantastic Cottage & Stay.
I stayed at this cottage with my boyfriend and father and we all were taken aback with the beautiful stunning views from the garden.
Keith and Amanda are amazing and made us feel so welcome including their lovely doggies.
We enjoyed lots of walks from the cottage and it was great not needing to drive as the bus stops are also right on the doorstop including one to Brighton.
It was sad to leave as the cottage is fully equipped and enjoyable, with lots of restaurants and deli’s close by.
We had amazing times playing cards and having drinks watching sunsets on the terrace.

Superb Air B and B, like staying in an up market four star hotel.
We really appreciated the fresh flowers and starter pack of provisions.
The Lodge was sparkling clean and super comfortable, with far reaching views over Friston forest and the Downs, plus friendly and welcoming hosts.
It was a walking holiday for us and to our great delight there were three superb walks direct from the house to the Seven Sisters; Beachy Head/Eastbourne; and the Cuckmere Valley, returning via The Tiger Inn in East Dean!
Of course three days of blazing sunshine in mid-September in England didn't go amiss, especially as this was a replacement for a cancelled week in Dubrovnik.

A perfect getaway.
I can't fault Little Friston Lodge. From the moment that we met the friendly owners, socially distanced, outside the front door, we could not have been made to feel more welcome. And once you enter the property and see the magnificent view, you know you're going to have a wonderful break. The property and surroundings are stunning. Everything is first class, from the state of the art kitchen to the wonderful wood-burning stove, thoughtfully stacked up with an endless supply of logs. There's a large garden for guests to use, with reserved seating on the patio to just sit and gaze at the view. Or you can walk through the garden into the woodland and take endless walks around the South Downs. Unfortunately, Keith and Amanda couldn't do anything about the weather and we did have some spectacular gales whilst we were there. But they did provide prosecco and cream tea for us to occupy ourselves indoors. In spite of the weather, we did manage to walk out to the coast and we took several walks along the sheltered promenade at Eastbourne, a few minutes drive away. A wonderful place to get away from it all for a few days or longer.

Our stay at Little Friston was wonderful, it is the perfect place to enjoy the best of the area. A lovely warm lodge to call home after enjoying the miles of forest or seven sisters right outside your door. Keith and Amanda are warm, welcoming, and make sure everything is perfect right down to logs ready in the fireplace to warm you after our long journey. Full modern kitchen and bathrooms were five star. We can't say enough wonderful things about the place, we will definitely be back!

Little Friston is a marvellous place to stay. The house is very comfortable and well designed - the fireplace and bath tub being my highlights The garden and views into Friston forrest are a joy and within 20 minutes of easy walking you're in the middle of the Seven Sisters - the most gorgeous stretch of coastline. The walking all around the area is marvellous and Amanda and Keith at the main house next door are the perfect hosts.

We had such a fantastic stay. The location for beautiful walks on your doorstep can't be topped, and the kids so enjoyed the rock pools of Birling Gap. The view from the lodge was amazing, and we had such a comfortable stay with everything we needed and more! Enjoyed a week with my daughters at Little Friston Lodge, an absolute hideaway, sharing beautiful gardens with the owner, overlooking the majestic Nantang National Park, and the sunsets every day will amaze you. A 10-minute walk is Eastbourne Beach, and 4 minutes is Seven Sisters Cliff, which means you can hike in the morning, sunbathe in the afternoon, and wait for the sunset in the evening. Amanda and Keith were the perfect hosts, friendly and generous, everything we needed, the house was furnished to a high standard, and the beds and bedding were very comfortable. Hope to be back soon.

Excellent stay at Little Friston Lodge.
We had a really lovely week at Little Friston Lodge. Amanda and Keith made us very welcome and we were made to feel very much at home. The accommodation was excellent and the use of the large garden with the spectacular views of the South Downs was lovely. Public transport connections to Eastbourne, Beachy Head, Seaford and Brighton are excellent and there are plenty of pubs and restaurants in the area. We would definitely like to return next year.

A beautiful holiday cottage with a stunning view over the South Downs. Great place for hiking at the Seven Sisters and Friston Forest, walking distance to the popular Tiger Inn (down a steep hill) and well placed to explore Sussex with a car or even by bus / train (bus connection to Eastbourne or Brighton every 10 minutes). The cottage is large, nicely furnished and has all the amenities needed (including a nice "starter package" of food and milk).

A stunning place in the most beautiful location! Keith could not have been more helpful. A great bus service to both Eastbourne and Brighton. Fantastic walks all around, some very hilly but amazing views. It was quite a hilly walk to local shop, cafe and pub. The accommodation was very clean and comfortable.

A very special place.
We thoroughly enjoyed our week's stay at Little Friston Lodge. The accommodation is fantastic and everything is finished to a high standard. The kitchen is well equipped and the gardens and views are stunning. Our hostess couldn't have been more helpful and welcoming. It's a great base for visiting many local places of interest.

There is a week-long minimum stay and bookings run from Friday to Friday in peak season, although flexible arrival days and short stays may be possible out of season.

Costs include the weekly rent, a £30 booking fee and a returnable £500 security deposit. To book requires an immediate, non-refundable deposit of £400 per week booked (booking fee and a portion of the rent) and then the balance, including the security deposit, is due by no later than six weeks before your arrival. For stays of three weeks or more, you may be asked to pay a higher security deposit and/or booking deposit.

The checkout time is 10am on the day of departure – a fine may be applied if you do not leave on time. Please leave the property in good order – dispose of rubbish in external bins and wash up any pots/dishes or place in the dishwasher and switch on before you leave. If the accommodation is left in an unreasonable state, requiring deep cleaning, the cost for this will be deducted from your security deposit.

The security deposit will be returned to you within 1-2 weeks of your departure, minus any deduction for damage, loss or excessive cleaning required.

The property can only be used for the maximum number shown on the booking correspondence. It must not be used for improper, illegal or immoral purposes. Guests must not sub-let the property and must not change, add, move or remove any items of furniture, furnishings or structures inside or outside. Guests must not cause (nor allow any visitors to cause) any nuisance, annoyance or disturbance to neighbours, the property owner or the property owner’s agent.
